These are the Salisbury roads that rank top of the property market

A London-based estate agent has analysed local Salisbury house price data to reveal which of the town’s roads rank top of the property market.

Based on the highest total sum of property sold in 2021, as well as which roads were home to the highest average house price per property, the data reveals where the highest value properties are in the city.

Estate agent Nested analysed residential transactions and sold prices records from the Land Registry between January and December 2021 to find the areas of the market boasting the highest value of homes sold and where a single property will cost you the most.

Highest value of homes sold in Salisbury

In 2021, the Salisbury road with the highest cumulative sales total was High Street, leading to the cathedral, on which, between January and December, the combined value of all house sales came to £14.6 million.

The Salisbury roads with the second and third highest total sales value are The Street (£8.9 million) and South Street (£6.2 million).

Highest average sold price per property

In the same year, the Salisbury road with the highest average house price was Tunnel Hill, three miles from the city centre, at £4.5 million, dwarfing the overall Salisbury average house price of around £365,000 which itself has experienced yearly growth of around 9%.

The second and third highest average house prices are found on Cow Drove (£1.8 million) and Western Lane (£1.3 million).

The tables below show the top 10 roads for the highest value of homes sold and the most expensive property price.

Alex McKechnie, Area partner at Nested, Salisbury, said, “Salisbury and the surrounding areas have seen an increase in market activity during the pandemic from those leaving the hustle and bustle of London for greener pastures.

“This search for beautiful homes and endless walks around the New Forest has driven demand for homes in some of Salisbury’s most affluent areas, the result of which has been some very expensive sales and a boost to the average property values across many areas.”
